Well, I can’t understand this sentence. Of course, existing properties can always have issues, but so can new builds. In some areas without building plots (and those are limited), there are hardly any alternatives. Why do you need a lot of experience? There are plenty of people who buy existing properties. Especially since the sellers are not always professionals either.

Regarding the house: In the south, that would certainly be a bargain for the asking price. But I don’t know how prices are currently in Schleswig-Holstein. The fact that the house didn’t sell immediately and he already reduced the price tells me that he either doesn’t have the time to wait or his price doesn’t fit the market. Because his property is definitely not junk. As desperate as the situation sometimes is: if the price is too high or the property too shabby, the house barely sells even here in the south.

You don't have to do anything on the ground floor. Upstairs, yes the bathroom, you can count on 10-15k, then maybe 10k outside. and maybe here and there another 10k... But how do you get to 75-100k that you have to invest there?
The only thing you should do is the bathroom upstairs, but you’re covered with 10-15k there. If you do it yourself then easily 5k... Don’t let you regret it later....
