Presumably, the application and contract were confused.

Three failed attempts suggest a price far above the bank's valuation.
It will likely still be below the expert's valuation.
In the end, it also depends on how much equity is invested in the financing. If the house is estimated at 300k and the buyers only need to finance 200k, the bank will give its approval.
So everything is possible.

If I had to sell my house, I would only offer it through an auction process.
I'm not a charity after all. After all, I have nothing to give away and the way to a fully finished house (inside + outside) is not completed with just an acceptance.

Regarding feedback: The behavior of the seller is currently strange. Maybe you just didn't mention here that he should keep you updated.

Otherwise, there would only be two other triggers on his part to inform you, 1. satisfaction or 2. there are no real interested parties.

That's exactly what I thought too. By the way, I would then respond politely. Along the lines of "I'm glad that"... Such expensive purchases really need to be handled objectively. Emotions don't belong there.

Yeah, classic bluff. If he really had the other buyers on the hook, he wouldn’t do a damn thing and write to . It couldn’t be any more obvious. After skimming through the video a bit, I’m also of the opinion -> Lover’s item. Not everything is bad but a lot is half-baked. It wouldn’t stop me from buying if the location suits me, the condition is good after all. But it would definitely make me bargain quite a bit. It’s just not professional work.

Hmm, well I think he actually wants someone to go over 420k, because he really wants 430k, if not even 450k. I don't find it that strange to give the others another chance to outbid.

The thing with the loan agreement is definitely quite strange. Hopefully the contract was confused with the application...
