Pardon – I forgot: in the event of an undercut, I would find a last final offer to be, as an exception, a sensible alternative to merely extending the validity of the last offer. But only "for the sake of completeness" – my basic attitude remains: ceterum censeo, "other mothers also have beautiful daughters" as well as "missed opportunities are also luck" (because I'm not really that convinced by the ring dove factor of the property, if you know what I mean).

That is a good point, since it is well known that the hunting fever often works more strongly or the impending cancellation is perceived as more serious than the matter would be considered neutrally. I remember some auctions where someone bought a used drill or another device even untested above the actual new price. Although he had won the auction......

Although I cannot say how to get prices from 2017, I can only recommend the Capital real estate analysis for research. After 10 minutes you get a PDF with a few more or less meaningful information. The interesting part is further down: there, the current property is compared with listing rates from the last 12(?) months, which are actually no longer accessible.
