That's probably the way to approach it when you don't really care... (which can be a good thing because you're relaxed and confident). But if you really want a house/property badly, you should think very carefully about your negotiation strategies... mentally play through all scenarios. The OP is very surprised, even shocked by the seller's rejection and now has no real idea how to deal with it.

And here the cat sometimes bites its own tail. As banks, we are only allowed to value according to BORIS. This always reflects the past with mostly far too low prices. One should not be surprised if some already report failed financings.

That is not true here. On the contrary. When we sent the offer, we knew that we would initially upset him with it. I just wanted to get an assessment in this thread whether the seller's actions around it might possibly be indications that he wants to sell quickly but doesn't have a suitable buyer. Apart from us, who proposed too low a price.

So if I look at the house on the mentioned portal, I find the house unbelievably cheap at 430k. Of course, the price level is different here, but for twice that amount you would never get it from us. Since the seller is moving to the south, I am not surprised if he needs start-up capital there. Also, I find the ground floor beautifully newly done and just the bathroom and kitchen look as if they could have cost 40k in renovations. Redoing the electrics and for example the spots surely also cost something. The front door looks new, could have cost 5k including the side window as it looks. The heating is stated to be new. So overall, I think the seller has invested a lot of money and time in recent years and that is reflected in his price considerations. Maybe he also naively thought that if I have to pay 430k for a 90sqm 3-room apartment in the south, then my great house in the north must also be worth 430k...
