The moon prices don't seem to have arrived everywhere after all. The seller also seems to be getting nervous at the moment. If I have entered into financial commitments in the south and expect at least 400k as equity and then 60-70 of it are missing, that's personally quite annoying. They seem to have been advised quite badly. Or they have approached the price determination in the north too optimistically with the impression of southern German prices.

This phrasing is increasingly common in real estate listings. "No viewing without proof of financing." Maybe it's really an indication that banks are increasingly putting on the brakes or no longer going along. That would bring us back to your question from the other day.

A financing confirmation for the exact property? That would mean I would really have to want the property 110%.

The general financing confirmation apparently is worth nothing for the purchase price of this property, if the bank values it much lower.

The financing confirmation has been in there forever. We also needed it for the viewing appointment. But since we were already at the bank in the fall regarding house financing to outline our options, it went quickly; it was only a preliminary financing confirmation independent of the property. It was enough for him, but in principle, it's not worth the paper it's printed on.

I think we'll wait a bit longer.
