For rented properties, the property price is also irrelevant. Only the cash flow has to be right. If I had the spare change, I would contribute just enough equity so that the property, including reserves, pays for itself.

wait and see, if the house is still not gone in 4 weeks, politely ask again. Then you will know if it was a bluff

We will submit our last offer coordinated with the bank on Thursday in a personal phone call. Equity is ready, so it would go quickly.

Yeah... it's been just under a week now. The way the seller is acting, he wants a 100% loan approval from the bank before he takes the offer off the table. And within 7 days would be pretty fast at the moment. It also took us 2 weeks.

So for now, no proof for me that anything went wrong. If it's still listed next week, I agree with you.

We recently dealt with agents who keep their offers listed until the notarized contract is signed.
