I don’t know right now if I wrote anywhere about the “dream house.” If so, it was not meant literally. It is a beautiful house from which you can make what can make us happy for a long time.


Please please don’t take everything so literally. This was about the saying “Other mothers also have beautiful daughters.” What I want to say is, then we just have to wait. At some point, another house will be sold that we like just as much. It’s only a matter of time.

I do understand it correctly. The "dream house" is meant because it, for example, is close to the parents, within walking distance to work, has a dream view, etc., things that other houses don’t have. You should really direct your attention to other properties and perhaps see a bit more of the truly immense need for renovation. There are really some drastic measures involved... do you really want that...? Sometimes you just get stuck on something, at least that happens to me, and then you let go and suddenly gain a different perspective on previously overlooked solutions. He knows that you are interested at a lower price. If he can’t get rid of it, he will surely get in touch or you can write to him politely, but in parallel keep searching and don’t wait. That my own price is cheeky or bad etc., nobody wants to hear that, so you could rather shoot yourself out of a possible later race because of it.

I also think it was unwise to come up with this price right away. That should definitely have been explained better beforehand, either by phone or in writing in more detail. If you are still interested in the house, you can still submit that later.

15% above the BRW is completely unrealistic in many regions, in others not. You say it is quite expensive anyway, so maybe it does fit after all, I can't judge that. It would certainly have been better to view it alone first, make contact, and then order the appraiser, maybe one that you choose together with the seller. Although I have to honestly say, where I live it’s a seller’s market. I just witnessed with friends that an appointment with an appraiser was not even granted because they already had bidders way above the already outrageous price. In that respect, the used market is difficult. In some areas, you can still negotiate and have time to consider, be able to have it appraised.

From the buyer's perspective, I don't think it's such a big deal at all. The OP offered what it is worth to him. Cheeky or not... So what? What is supposed to happen? They don't want to pay the desired price. I had roughly phrased it that, based on the appraisal and the resulting costs, I consider price X to be appropriate. The financing is already settled. Please decide by [date] so that planning can continue. Then you have it settled in your mind and can lean back. If it doesn't work out, so what?

The land value standard has two drawbacks 1) it may be outdated and not accurately reflect recent value developments 2) it refers to undeveloped building land. An empty and immediately developable plot has a different value than a developed property

In a small town in SH, I could imagine that the LVS is not entirely wrong. Unless it is the Kiel/Lübeck/Flensburg/Hamburg metropolitan area. Especially since the area is comparatively small for this environment, which can also be a disadvantage.
