Even in forced auctions, properties sell for 50-100% above the appraised value. That's just how speculative the market is.

What was so ambiguous about this question, the answer to which I would also be very interested in?

In general, it would be good if you could also provide feedback on all the other questions (macro location, size of the plot, etc...), it works better here with give and take rather than a one-way street...

I don’t find it unreasonable at all to inform the seller partially about the result. Not the entire expert report, but for example in the form of "the expert has found that the roof is leaking and needs to be replaced soon to avoid further damage," etc., and then to state that therefore you cannot pay the full price but can offer xxx euros.

I don’t know your communication, but if someone “just” offers €110k below my targeted amount, I wouldn’t answer anymore either.

When my sister sold her house, people came up with the idea to offer or negotiate prices from the ad without ever having seen the house. We didn’t even give them an answer.

What kind of person are you? I have already provided the answer.

Regarding the other points:

Macro location: middle SH, small town
Property: between 600 and 700 sqm

I have already written the rest in the original post.

Not here in the region, apart from the big cities (there really in the mentioned range). Here, 10-20% was usual in December for plots. (Unfortunately, we did not observe houses)

This was not meant as an insult, but rather as a question why information was asked for a second time that I had partly already provided in the initial post. My question about what was meant by the expert's result also referred to this, as I had already presented this in advance. Nevertheless: Thank you!
