How large is the property or what price per square meter did the appraiser use? Hopefully not the one from [BORIS], which is known to be worthless. Market prices are often more than twice as high.

Sounds very much like our experience from spring.

Nice little house. Perfect for us. Relatively expensive at 400k.
We negotiated with the realtor and agreed on 385k. The realtor also mentioned that there had already been 1-2 failed financings. We should hurry with the bank because there were still some interested parties.

2 banks then rejected our financing because they estimated the value under 300k.

The realtor then desperately tried to connect us with "his special" loan broker. So much for the idea that there were many other interested parties...

We also spoke personally with the owners (who already lived elsewhere) and informed them about the bank’s valuation. They were super nice.
So when we mentioned the valuation price, the phrase "That’s just outrageous!" came up right away.
Background: the realtor promised them a selling price of around 450k. Accordingly, they had probably already planned their future.

We then switched to building a house.
After 3 months we got another call asking if we would buy for 350k.

In short: the owners are often promised too much from many sides. The neighbor supposedly sold his house for 500k (of course he exaggerated). On some real estate valuation site, a moon price was promised as well.
And of course their own house is the nicest anyway.

Then now you come with your "audacious" offer.
There won’t be other interested parties at the demanded price.

I would stay polite and maybe tempt them with a one hundred percent certain and easy purchase process.

I wouldn’t increase the offer any further. You are too far away for that. He needs time to realize that his house is not worth the price.

Does he even know the result of your appraiser?

To what extent is the result of our expert? As already stated: The house is basically good, the basement top-notch, the ground floor was not always professionally renovated, and the upper floor and roof will cost another good 75,000-100,000 euros in renovation costs. Therefore, he valued it at 330,000€ including the land.

We will not go higher either. We are waiting, and I might possibly heed the hint with the ultimatum regarding how long our offer is valid.

Even if that were the case, if it can be sold without pressure, in a normal/good location with demand there will always be someone willing to pay the asking price. The next 3 months favour the seller anyway since the building subsidy can still be claimed.

@An ultimatum is always sensible, because now it doesn’t matter anymore :cool:

Your problem is... for a significantly lower price there will probably be many interested parties. And then unfortunately you are out (Due to the "falling out").

I think that is difficult to judge. I can only report on our sale of the [ETW] at this point. We had a desired price. The realtor confirmed that it was achievable. It started off very slowly. The apartment is special. Over time we had two offers at the price we wanted. Unfortunately, they fell through. Not because of lack of financing, but once due to dislike and once because the property management did not cooperate. One family continued to show interest the whole time. However, they offered far less. We kept them waiting. Then came the lucky punch. An interested party got in touch, the daughters viewed the apartment, the father called from inside the apartment. The reaction: I want it, should I make a down payment? The market determines the price, that's how it is. And I can understand anyone who acts accordingly.
