We had advertised for three months until we sold at the desired price. There were many reasons, including the fact that the first buyer simply behaved outrageously in the end and with the second, the property management caused problems. Both were actually already fixed each time and then fell through in the end. Others wanted to pay too little or or or. I wouldn't read too much into why the house hasn't been sold yet. It could be the case, but it doesn't have to be.

Good houses at reasonable prices, in my experience, don't stay online for long. Of course, there can be a thousand reasons why this place is still available, that's true. But it could also be that the price simply isn't feasible for this area and this house. Therefore, I find it absolutely right to make one final offer now.
The fact that a financing commitment takes over a week is no longer the norm, unless the customer still owes documents. The market is much too hectic nowadays for such long waiting times.

"Last" is actually absolutely final by definition. You can extend, but I would definitely not increase it. Why are you so attached to this property - did an angel appear to you or did you receive a message in a bottle from Alcatraz saying that the Amber Room is buried beneath it?

I agree. I wouldn't even go up there anymore. I would probably not report myself anymore and speculate ruthlessly.
