That might well be true; I wouldn’t want to rule it out; it also fits the sale price.

Your advantage here: the developer will hardly buy the plot outright but will negotiate with the seller about selling off the parcels individually. It could also be that condominiums are planned, in which case he (I wouldn’t do it any other way) would sell off first and then go to the notary. In both cases, the seller waits quite a while for his money. So if you find a second buyer faster .....


I wouldn’t recommend that if your heart is set on the plot!

What do you mean by that? We want to continue living in this part of Cologne and are absolutely not willing to move further away. Buying a house is not a must for us and we also see it less as an investment and more as the highest form of consumption. It certainly makes more financial sense to keep renting and invest the money well diversified in securities. We would rather limit ourselves if necessary and continue renting where we currently live. We don’t live badly at all but if we acquire property, everything has to be 90-95% right and that is never the case with a semi-detached house. If something no longer fits with neighbors etc., you are out after three months, with ownership it is no longer so easy.



No, he only has developers for an apartment building on hand, someone who wants to buy the entire plot.



I haven’t been searching for very long yet but still believe that this is a pretty good opportunity that is not easy to find. I would want to find someone interested in the second half of the plot. I had hoped that more experienced users here might have a tip or two on how I could proceed. Friends and relatives are out of the question. Basically it probably only works somehow over the internet... Anyone got an idea?

Just place an ad on one or more real estate portals where you describe the (shared) property.. Then people will come to you

Or you hire a real estate agent for it, but in the end, they have to be paid..

The partner wants to be taken seriously and respected; if togetherness becomes a habit or one of the partners remains single in the relationship, the partnership breaks down. Meaning, as soon as you own a property, you treat your neighbors much more considerately

Whatever you intend cannot happen without the seller’s consent. I deleted the listing, so I do not know right now whether a realtor is involved. If that is the case, the seller has certainly entered into contractual obligations. Therefore, the realtor would not be amused if the conditions were changed unilaterally.

The most elegant way, in my view, is to adjust the listing accordingly. With the tenor that one partner has already been found. Then 600 THOUSAND euros is still a lot of money, but not 1.2 million
