Equipment: standard?
Underfloor heating: I decline for cost reasons, there are radiators
Upgrading sanitary: I have to ask
Rainwater: not mentioned in the offer either

You really want to build cheaply. That takes a lot of discipline. Extras will be offered to you with good arguments. The expected return on the standard house is not yet right, so something has to be added, says sales. And they will push that through with all the rules of sales psychology, that should be clear to you. For 7k for a garden, I think that's unrealistic, unless you do it yourself. And only buy the material and rent the necessary machines. Does Danwood deliver a kitchen? Which floor coverings, where not tiled? TV? How many sockets and light switches? Is there a proper front door? Please check carefully before signing the contract what you are getting. You can build cheaply, even in 2017. But then you also have to listen to others saying what, that not? And that not? And we have....that has to be like this today....resale value...etc. Don’t listen to any of that. Nothing has to be. Resale value depends 95% on location and room layout, the flashy stuff is then just nonsense. Karsten

That was clear! But for 99% of all building or buying hopefuls, an underfloor heating system belongs in a modern house. You are already excluding your house from the target group if you ever want to sell.
However, I don’t want to throw myself into the pot of just building something that others like. But you have to sometimes submit to contemporary technology when it comes to reason – and that’s what your house construction is about, right?

And as long as these cost factors are not clarified, the question about financing variants is hardly sensible, as it is calculated with wrong numbers.

That’s what I mean: all your discussions here are scratched but not thought through to the end. Some questions remain open, they’re not answered. Maybe you have answered them yourself by now, but apparently not.

Since I also lack the knowledge now (no desire to look through all the threads) about what your future plans look like, I would advise: build a bungalow with nice equipment. You don’t need a basement. But an extra €150 per month for a great tub, a walk-in shower, or underfloor heating won’t actually break the bank for you.

Thanks for the input, here’s more about my situation (which I have partly already written in other threads)

In my hometown, used condominiums with 90 sqm currently cost up to 270K, new condominiums of this size range between 350 and 450K. These are not luxury buildings but rather upscale standard, ready to move in by mid-2019.

I prefer any even the most Spartan house in the size range between 100 and 130 square meters rather than an (expensive?) condominium in a multi-party building (the examples come from Immoscout or from the newspaper, mostly 8 to 20 parties there).

For me, it’s quality of life to live in a small house, even if it is Spartan, the garden doesn’t win any prizes, and the finishing touches will be done over the years by myself and friends.

My nickname "Bauanfänger" is still program. I am currently reading the books "Attraktiv bauen mit kleinem Budget" and "unser fertighaushandbuch" by Finanztest. I (still) don’t think of some things yet, and price estimates for individual trades are not easy for me.

Why am I already checking financing with my “dangerous half-knowledge”? Because I want to buy the land soon and I still have the choice of the bank. Once the land is purchased and Bank 1 holds the land charge, Bank 2 will either not provide the subordinated loan at all or only with a significant risk premium for the higher construction cost.

If anyone here in the forum has the feeling that I am making a big mistake or going about this the wrong way: feel free to say so directly (I will probably first buy the land and then still wait to build, if necessary save more).

We have all been building beginners at some point. That is why there are forums and users who have shared their experiences here. You are always warmly invited not only to ask questions but also to read in the forum what concerns other building beginners have and later to be able to say what this and that costs and has cost.

E.g.:

It is good that you are dealing with literature. However, I found (back then with my first property) that it mostly concerns architect-built houses when it comes to savings and economical building. And who wants to live in houses with exposed wiring? ;)

Building with a general contractor is very practical: you don’t need to know which trade costs how much – that is taken off your hands in a lump sum price. But the lump sum price only covers the standard HOUSE, not your additional building costs, not what concerns the land.
