Exactly. That’s why there is the question in the questionnaire about the budget or the calculation, which you unfortunately did not address.

I said in between that you can calculate for yourself what is possible.
For me, the discussion about the 230 sqm or your approach is over. For many here as well, except for some who are still criticizing your approach of the statically complex million-euro villa on a slope, which makes the million-euro villa even more expensive.
In the design or visualization by , it’s actually about even more money. I don’t understand why someone does that like a bad architect who doesn’t pay attention to the client’s budget.

That will be added on top or apparently will have to be deducted from the budget. There’s not much left for mega extras.
26 degrees is no joke – whether with or without a winding driveway. I’d say: not much remains for a villa, it will rather be a house.

I don’t think that you can still gain much from this thread unless you get exact figures for implementation from experts. At least it can be said: the plot with this slope is not suitable for a simply built dream house. A lot of budget has to go into incidental building costs and outdoor facilities, which one would rather spend on the house.

More concrete: The house (just the house, as in my post, excluding earthworks) should not cost more than 1 million euros.

In any case, I would like to sincerely thank alles3d and the others who are constructively involved here and make suggestions. As already mentioned, as a next step we will consult a suitable architect. Nevertheless, from my point of view, it is never a mistake to exchange as detailed as possible beforehand about the different possibilities as well as the advantages and disadvantages of various designs. I have taken away a lot from the posts, which I will take into account in further planning.

Yes, we kindly received a current soil survey from a direct neighbor on request. As far as we can judge, it shows good static conditions, so no rotten rock (:.

Pool is not an issue.

In the south there is a tree, otherwise only bushes. Depending on the positioning, there should still be enough light entry possible.

Thanks for the opinion on the proportions! I agree.

I have now looked at the floor plans more closely. Thanks again for that!

However, my wife insists on positioning the children's rooms without direct access to the outside for safety reasons (please do not question this :)). I did not know that until now. Otherwise, I really like the room layout!

A few fundamental questions: 1) Positioning the front door centrally at the bottom is advantageous because of a) the shorter ascent b) the possibility of accommodating the hallway and wardrobe in the "less attractive" basement and thus having maximum space available for the ground floor with living and dining areas. Or are there other reasons? 2) Is it generally inadvisable to have a separate fitness room given the dimensions and space requirements (about 230 sqm of living space)? 3) In the floor plan, the technical and utility room is now located on the hillside side as in my design. This was cited as one of the many criticisms of my "design". Is this purely a cost issue, or are there other significant reasons to rather place these rooms on the valley side?

Hello , it was fun. I first tried to integrate your wishes into a building. Whether that is financially feasible, only your architect can say exactly.

0. If that is not desired, then I would push the house out of the hillside again (closer to the street). That saves a lot of excavation and money, which has already been pointed out here quite clearly.
1. a and b are my reasons. Central because then I have two rooms of good size to the right and left of the entrance and the shortest way to the stairwell.
2. I couldn’t properly accommodate the fitness room in the basement. But if you remove the balcony on the upper floor (that also saves money and simplifies the building envelope) and make the bathroom a bit smaller, then the fitness room can be in the place of the balcony. I actually like that quite a bit.
3. I haven’t read it that way, I see no problem there. But I’m happy to be corrected on this point.

If the wall to the street is high enough, you should have enough privacy.

The technical room goes towards the hillside, we have that too. But you need the duct for supply and exhaust air on the floor above. We have a boxed-in section of about 60cm x 250cm.

We once had a user here with a hillside house with a steep slope and terraces. I can't find the thread. I think it was exposed concrete. That would be very helpful for the OP.
