Yes, the furnishing is largely missing in the floor plan. Of course, that is an important aspect. I realize that an architect is essential even for the calculation or the early phase of planning. Many thanks already to everyone involved for this valuable information!

Do you have a helicopter, or how do you get to the house?
(It has been communicated sufficiently that this is no good and won’t work).
It cries out for a capable architect who knows slopes.

I didn't mean the earthworks for the house with the 100 k. I meant those for the outdoor area including retaining walls. Play area, pool, utility garden, seating area, perennial bed. Apart from the slide and stream, not much is possible there.

Oops... the budget topic again (sorry): a plain solid house without frills on a base plate, flat plot, currently costs 3000€/sqm plus the usual costs (garden and landscape gardener, incidental construction costs, parking space)
and now look how much you can afford if you first have to invest a flat 100,000€ of your budget for the earthworks of the hillside. It's a simple rough calculation that roughly shows where this is going.

I'm missing the site plan. Flat. 2D. It looks as if the house would be best placed consistently at the front by the street. East terrace then on the ground floor above the basement, upper floor connected to the west garden.
The budget is probably rather for the partial basement including garage, then 2 smaller floors without a 7.5 fitness room etc. I already don't see cantilevers because of the distance regulations.
Hillside plots should always be planned with an architect who has hillside experience.

If your budget allows, consider an elevator… we have a similar situation and are planning a garage on the hillside and an elevator from there upwards.

The architect has already been mentioned often enough….

Remember that privacy screening can also be achieved structurally despite the large glass fronts, e.g. by recessing the private rooms on the upper floor.

I took it last year on a hike near Grengiols. Since I started dealing with house construction, I see interesting houses everywhere. Here it was the garage 2 floors below the house.

Also think about winter. You have to clear every switchback when it snows. Ice is also a big problem because of the steepness. Regardless of the weather, you need a lot of space for the switchbacks to make them reasonable at a 28% slope. For the road, you will then have to build many retaining walls, which is expensive and not very nice. I would rather invest that money in terracing medium-sized areas behind the house.

Even more, everything that happens behind the house must be done beforehand. With a 15m plot width, there is only a clearance strip on each side; later you can't get through there anymore, or you have to lift the mini excavator over the house with a crane. By the way, the topic of the crane also strongly argues against pulling the house too far back. The path to the house probably also needs to be finished before the move; carrying furniture up the steep slope in a fall line is not good.
