Everything here is a bit better worked out. The floor plans are oriented to north. The fitness room has been removed, but that also fits into the guest room.
The facade has, in my opinion, the maximum window area. If I knew the surroundings, I could certainly distribute it better. We would have liked the balcony on the upper floor to be much bigger, but it should be enough for a few chairs or an outdoor shower.

If the children's rooms get smaller and the staircase is shifted, the parents' area can become even more luxurious.

Where does it say that the OP cannot afford it? We had indeed calculated with 1 million just for the house.

Yes, exactly. I don't know what your "3500" refers to, the mentioned 3500€/sqm refers to living space plus all the other necessary stuff. But the topic - as said - is covered in the first pages.
If until now there has been a lot of speculation about the available budget and jumping back and forth, that doesn't help us. We don't care, but you do.
