What kind of picture is that? :) Well, I agree with many things, but the concept of placing the garage at the street and the house at least somewhat higher up on a steep slope can also look very good and make sense. A switchback path can also be designed very nicely. But as I said, I am very grateful for all advice!

Just because there is no development plan does not mean you can build as large as you want. Keyword: extent of structural use. And for the design and the terrain, 3500€/sqm is rather tight.

The neighboring houses tend to be even larger. That shouldn't be the problem. Yes, €3500 per sqm could be tight. We try to plan as much as possible in advance in order to really be able to compare. After the first negative opinions about the floor plan, we will probably now commission an architect for the first three planning phases and then have offers made. Or is that a bad idea?

Architects can usually create very good floor plans, but their cost estimates are often way off.

The access path and the house connections cost more the longer they are.

For a project around the million mark, the planning should be done by the architect.
