Read through the links. Either all the builders here have fallen for scam companies or your offers are incomplete. For your budget, you have 100 sqm too much.

Read the thread title and thought 250 sqm, this has to be something cool. Saw the floor plan, pure disappointment. Saw the budget and thought: "Dreamer"

The floor plan is simply bad. The ground floor is basic, just a bit bloated. Nothing fits upstairs. The staircase design can be chosen in a small house, but definitely not at this size. Your budget is enough for max. 200 sqm...

what do you mean by nothing fits in the [OG]?

The offers are already special conditions. Many acquaintances etc.

I would say not 0815 but classic?

Which stair shape would you choose?

Not only are the numbers wrong (250 sqm x minimum 2000€ including sauna and oven), but also the disappointment of seeing an inflated standard floor plan on the ground floor.
I roughly calculated: from the sink to the utility room, you have to walk at least about 30 meters back and forth... I would demand mileage allowance from the planner, that's how ill-conceived the whole thing is. Another participant here said it: planned on a large scale, but so far only experienced the 2-room apartment without any sensitivity for how large rooms fit together.
I find the upper floor a disaster: nothing fits in, completely ill-conceived. Absolutely incomprehensible to me — and I am thinking in terms of senior practicality, barrier-free comfort, child-friendly simplicity, or elite elegance.
I wouldn't want to buy the house if I were looking for a new home.

For me, this design is only a starting idea in which a lot of work (including educating the clients) should be planned.

Unfortunately, I can only agree.

Kitchen ... huge walking distances and a ballroom in a place where you don’t need a ballroom.

Upper floor .. real mouse rooms with mouse windows for child/children at least for the firmly planned children's room.

250 sqm and a double spiral staircase for a household planned for 3 max. 4 people doesn’t fit either. At least a proper landing staircase belongs there.

Technical room also for laundry and then only about 8 sqm .. well.

And, I also doubt the price.

I am also missing a proper site plan.
