It looks like I made the change at a time when you have no more time...

I always wonder what the use of a conservatory is.

The layout on the ground floor is definitely better. However, I would always create garden access from the kitchen area as well.

I see the hallway wardrobe solution and the corner bathroom on the ground floor as a real bottleneck.

You would have to look at the staircase in a cross-section. Since you’re not planning any windows there anyway, it might be worth considering whether a staircase in the middle of the house for the three children's rooms and the master bedroom upstairs would at least allow for exterior walls in which not only double-wing windows can fit. You never really get a proper view there.

Also, if there’s only a carport anyway, you could consider placing it more to the south (as far south as possible) so that it also serves as a privacy screen for terraces, etc. This also saves the long driveway.

Hello,

I like this floor plan significantly better.

However, as has already mentioned, the passage from the entrance area to the hallway is very narrow due to the drawn-in closet. It is certainly enough to walk through, but visually it will always look like a "bottleneck."

The start of the stairs is, as in the first draft, in the immediate dirty area behind the front door. As already mentioned in the first draft, this will very likely lead to you bringing street dirt more into the upper floor.

I now also like the bathroom on the ground floor significantly better – would a second sink be an option for you? There is space for it...

A double-leaf door to the living room was also an option for us for a while. Then we paid attention everywhere we went to how these doors are used. Most of the time, one half was always open (and thus in the middle of the room), the other half was almost always closed.

We then decided to keep the wide entrance to the living room but to do it completely without a door – this creates a nice visual spaciousness.

In your place, I would consider completely removing the part of the living room wall between the kitchen door and office door. That would bring more light and spaciousness to the hallway area.

You should definitely still consider windows in the stairwell – otherwise, it will be a proper "darkroom," at least on the upper floor. You could install a window halfway up the stairs in the gable wall and/or at least one (better two) skylights in the stair/gallery area.

In the upper floor, I would also consider a skylight in the child 1 room – the room has the smallest window of all living spaces, and it also faces north. A double casement window facing west would make quite a difference.

Regards,

Dirk

I also find it clearly better than before, but I have the same concerns as the others. I also have the feeling that it is more oriented towards the older construction style rather than a contemporary open one, which definitely has many advantages. Besides, with the staircase positioned outside, you already have a sound- and wind-protected separate area, so you can afford to be a bit more sparing with walls within the residential unit to achieve more spaciousness. I just don’t like hallways that only exist to hold doors and waste square meters.

I think your double-wing living room door doesn't stand out at all when you have to walk down a long hallway to get there. This floor plan reminds me more of an old apartment rather than a new house. You have so many square meters of hallway space, yet it doesn't feel spacious.

Best regards
Sabine

At least you have a nice view when you step out of the utility room.
