My comments on optimal house heights generally refer to the residential building. I belong to the faction "the garage has to be satisfied with the crumbs" (and in my opinion, a passage door does not belong in a proper garage anyway).

It is somehow specified in the development plan – in the clearest case as "single-family house" (uniform floor height) individually for each plot, and in the worst case as a geometric puzzle almost anchored in itself.

No, we don't. We are building with a basement and you can easily get the ground floor to 110.9m finished floor level.
