Single-family house, approx. 140 m², 2 children's rooms - What do you think of the floor plan?

so when I look at the current weather situation... I don’t even know why everyone always wants a south-facing terrace we have one too, but rather out of necessity. In any case, we chose half of the house so that we have as little sun as possible shining on the sides of the house...

Here's an example floor plan. Unfortunately, my program can't depict it perfectly. The space under the stairs serves as a storage room and is accessible from the utility room without having to squeeze into a dark corridor under the stairs. If you prefer having a wall for a wall unit in the utility room, of course, that won't work.

Aside from that, as it is currently drawn, the contractor has senselessly placed the door on a constructed 45° corner wall, so that no large cabinet could stand against that wall in the utility room anyway. But the plan is not to be taken seriously yet.

I wouldn’t even really discuss the ground floor extensively now, but rather move rectangles around on the site plan: draw where the rooms should or could be located.
With a clever staircase position, the upper floor will cooperate later on. And I think that’s how the builder is supposed to see it too – a suggestion of how it could be.
Personally, I would start there, straightening the legs of the staircase so that the dining room can become wider. But that’s just in theory, because there’s nothing cozy about the design. Planning 6! if you just extend the dining room towards the kitchen.
I also don’t like when the front door can only be accessed from the carport. It’s hidden, uninviting, and if the gang of kids comes over, I’d be worried about my car.
I can imagine it more attractive to put the garage on the southern property boundary, maybe further forward even, and behind it the sunny south garden (south-facing windows and narrower plot) and on the west and north the larger garden area, each with a terrace.
So: I’d just move some things around myself

We have now received from the builder a revised floor plan for the ground floor and a first one for the upper floor.

We currently prefer this floor plan over the alternative proposal. We are uncertain about the small guest WC.


Alternative proposal:

We would probably assign the storage room under the stairs to the utility room.
The exit of the tool shed (previously north) will have to be towards the east (right), as we have already reached the property boundary to the north.

Upper floor plan:

We are considering swapping the bathroom and the office/guest room a bit. What do you think about that?



And here again the (old) site plan. The house location on the property remains the same; it will just be shifted further to the right (larger garage/carport + larger house):


I hope this time there will be a bit more approval since the complete floor plan is now available. Nevertheless, please feel free to critically question everything.

The hallway on the ground floor would be too narrow for me. How much space is there? It looks very much like a corridor.

The WC fits, but the crooked (Z) path through the hallway would not be my thing. The upper floor serves its purpose and the view is eerily quaint. A kitchen-living room with a separate sitting room totaling 48 sqm is on the one hand unexpectedly spacious for such a settler witch’s cottage, but on the other hand certainly worthy of further consideration for a better layout. I don’t believe in the 11.5 cm interior wall. Where do exactly 45 cm exterior wall thickness come from? Overall, the design makes a much more coherent impression – but: have you taken my "high" opinion of the builder to heart? Draw the house there. If the tool shed is on the boundary, the setback on the right at the upper corner (i.e. at the sitting room corner) seems questionable to me.
