Thank you all for these helpful answers! I will try to bring some clarity and apologize for not filling out the list.

Client Requirements
Style, roof shape, building type: Terraced house adjoining another terraced house on the left. On the right side, there is approximately 6m distance to the neighbor. The building is oriented towards the south.
Basement, floors: Basement, ground floor, upper floor, attic
Number of people, age: 2 adults, 2 children (5 + 2)
Room requirements on ground floor, upper floor: on the ground floor kitchen, living room, dining area, guest WC, entrance area, pantry; on the upper floor: master bedroom, 2 children’s bedrooms, large bathroom with shower and bathtub for the parents, small bathroom with shower for the children
Office: family use or home office?
Guests sleeping per year: 0
Open or closed architecture: open
Conservative or modern construction:
Open kitchen, kitchen island: open kitchen with kitchen island
Number of dining seats: 4/6
Fireplace: yes
Music/stereo wall: no
Balcony, roof terrace
Garage, carport: 3 parking spaces in the basement
Utility garden, greenhouse: garden on the south side

Our original idea was to create as open living as possible on the ground floor with an open kitchen and dining area facing south towards the garden (i.e. at the bottom of the plan), as well as a living room with a wood stove that can be closed off by a glass sliding door. This way, for example, the children can watch TV and the adults can chat outside without disturbing each other. In addition, the entrance area should already offer a view into the apartment and not be closed off by doors or the like.

On the upper floor, we wanted a master bedroom of about 16 m² including a large bathroom, 2 children’s bedrooms, and a small bathroom for the children. As an alternative, just one large bathroom and a guest WC with shower on the ground floor.

The attic cannot be used as living space, otherwise no contribution will be paid out, which we need. At a later date, expansion is not excluded, provided there are the legal prerequisites.

In the basement, we have 3 underground parking spaces as well as a laundry room, which should be connected by a laundry chute to the upper floors to easily throw the laundry down. The rest are cellar rooms, a technical room for the district heating system, etc.

In the meantime, after consultation with the architect, I have received a new proposal which I am attaching.

So,... if a door from the parents' bedroom leads directly into the shared bathroom, then you hear every peeing and farting. :D

Yes, that wasn't really the intention; in this case, we will completely separate the bathroom and only provide access from the outside. :)

To the right (so the east side) there is a garden and under the boundary conditions, so after 6 meters, the next RH.

Question: then is it an REH?
Question 2: why are there no windows on the east?
Question 3: are you free to plan the windows? Are there any regulations?

Question: what is the roof like? Is there a cross-section?
Question 2: can a later expansion be included in the current room planning, or do you already need a solution NOW?
Question 3: does a fixed staircase lead to the attic?
The cross-section is important at the latest when it comes to the chimney position.

Question: how do the cars drive into the basement?
Question 2: how is the terrain modeled?
Question 3: is there a possibility to make the entrance in the basement?
Please show the basement!

Question: what are the dimensions?
Question 2: how are we supposed to assess and possibly improve something without dimensions?

Question: is the design open for you?
Do you find the second design better?
On the ground floor there are 15 sqm hallway. With stairs you are at almost 20 sqm out of 55 sqm… that is roughly 35%!!! :eek:



Have you added that up?
16 sqm parents
8 sqm hallway
5 sqm children's shower bath
8 sqm parents' bath
Leaves 18 sqm for 2 children…, so 9 sqm per room.
Are you aware that the children's room is the living space par excellence for a child? They live, sleep, and work in their room, while you actually only sleep in the bedroom and do not work or stay there.

My spontaneous suggestion:
Ground floor front/top: bedroom with dressing room and shower WC
South: kitchen/dining

Upstairs: TV room as retreat, 2 children's rooms, family bathroom.
Can the entrance door possibly be moved to the east?
