I remind you of all my questions ;-)
No, of course not with 110sqm. But my statement was not referring to that. But even with 110m²? Because it's getting tight...
And what kind of shaft is that?
Can it be removed or rerouted?
To the right (east side), there is a garden and under the boundary conditions, after 6 meters, the next RH.
Question: then is it a REH? Exactly, it is a terraced house in a residential complex with houses
Question 2: why are there no windows on the east? The windows are only added once the concept roughly matches our expectations and will of course then be shared
Question 3: are you free in planning the windows? Are there any restrictions? No restrictions
Question: what about the roof? Is there a cross-section? Roof slopes down to east/west, ridge runs south-north
Question 2: can a later expansion be included in the current room planning, or do you already need a solution NOW? A later expansion can be included
Question 3: is there a fixed staircase to the attic? Yes, the staircase starts in the basement and goes up to the attic
The cross-section becomes important at the latest when it comes to the chimney location.
Question: How do the cars drive into the basement? Via an access road located to the south, outside the property boundary, so underground
Question 2: How is the terrain modeled? I will provide this tonight
Question 3: is there the possibility to have the entrance in the basement? No, the entrance to the house is from the north at the ground floor
Please show the basement! I will send it tonight
Question: What are the dimensions? I will provide them as soon as I receive them
Question 2: how are we supposed to assess something without dimensions and possibly improve it? That's why I'm here. The planner will send us the plan once the design is confirmed. Of course, we still have the possibility to change something. But the first plan did not meet our expectations and that's why I wanted to gather some inputs here for the new design ;)
Question: is the design open for you? Better, but not perfect yet. In my opinion, there is still optimization potential
Do you find the second design better? Definitely
On the ground floor there is 15sqm hallway. With the staircase you are at nearly 20sqm of 55sqm… that is roughly 35%!!! Yes, way too big! Can certainly be optimized.
Have you calculated that?
16sqm parents
8sqm hallway
5sqm children's shower bath
8sqm parents' bath
Leaving 18sqm for 2 children…, so 9sqm per room.
Are you aware that the children's room is the living space par excellence for one child? They live, sleep, and work in their room, while you actually only sleep and do not work or stay in the bedroom. Yes, the children's rooms should retain the 11sqm, we are flexible regarding the rest (including the two bathrooms)
My spontaneous suggestion:
Ground floor front/top: bedroom with dressing room and shower-WC
South: kitchen/dining
Upper floor should be the sleeping area, downstairs living
Upper floor: TV room as a retreat room, 2 children's rooms, family bathroom.
Can the entrance door possibly be moved to the east? That can also be done if desired
