Please always upload floor plans directly from the builder; too many details are lost with amateur redrawings. I read "Stiege" as an indication of a construction site in Austria (?), and I’m not quite clear on what you want to say here: typically, buyers of townhouses only have a very small selection of decision points: 1) the floor plan layout in the WC/wardrobe area, 2) kitchen closed or open to the living area, 3) partition wall between children’s and guest rooms yes/no, 4) optional room as a second bathroom or second storage room. Among other reasons against a children’s bathroom in general, I especially see it as "not justified" in the size class of 110 sqm. The missing attic confuses me. Otherwise, I see a house of this size more as a mid-house than a lifelong project. What would the unfulfilled wishes have been?
The floor plan would already be from our architect, but it is only a first draft for which I wanted to gather a few inputs, which I have received (e.g. pantry, bathroom upstairs, etc.). Now we will meet with our architect and see about getting a floor plan with dimensions and furniture. I will, of course, upload that then.
1) Inside we can arrange the layout as we want; the external dimensions and shape, however, are fixed.
2) Kitchen open to the living area
3) There are 2 children’s bedrooms; that’s why the wall is needed
4) A second bathroom probably won’t be possible due to your opinions
I already described the wishes: on the ground floor we wanted the kitchen in front and not in the back, which was corrected with the new plan. Upstairs we wanted the master bedroom with direct access to the large bathroom and a smaller children’s bathroom, but we will probably have to drop the latter.
