Ten thousand things, haha, the Federal Statistical Office does not yet know the local "List of things with which one has to clutter up their storage room" thread :)

The exact wording would be important here!! That is surely not stated like this in any regulation. Perhaps the exact wording allows loopholes, such as a pure play area for the children or similar.

There seems to be a need for clarification on how to reach these. Is it via your house staircase? Be that as it may..

That is clear. But rooms are planned also with regard to available window options. In a multi-family house you are much more restricted than with a third window wall.

I’ll now come up with an idea where I was initially somewhat "blocked" in my thinking. Now I see it as well done if openness is prioritized. But it would also work if closed.
The staircase is 220 x 250, entrance in the east, on the left the upper floor with the later possibility of a fixed staircase to the attic.
If compromises are made with the closet niche, a small shower-toilet would also fit there. Then I would make the bathroom on the ground floor smaller and the wardrobe bigger.
The fireplace is a firebox directly in the chimney with two/three panes. It does not get too hot. The laundry chute is the staircase void in the middle – according to users here it works wonderfully. :)

One would need to know whether there are design regulations. Possibly balconies are required and the entrance on the narrow side.

Yes, I also think it has a great advantage compared to the long hallway and the arbitrary widths.
Certainly, you can refine the windows etc. and many things, but basically it works well with nice sightlines.

The living room is a good retreat here, and if needed, an individual door solution (sliding door) can be found that again presents the openness.
There is also space for furniture...



If balconies are mandatory, it would still work. The entrance is allowed on the east side :D


Is it worth refining the sketch? Are you interested? If it rains this evening, I can "visualize" it.
