Hello everyone,
we have received a preliminary draft and an offer from our developer. I would like to know your opinion on it.
It is supposed to be a barrier-free bungalow (approximately 131 sqm) with 3 bedrooms and possibly a study that has been realized here. Previously, instead of a study, there was a kitchen (but somewhat larger) and the living room was a bit bigger.
My opinion:
I would make the house narrower from the street side, so that the bedroom and child 1 become a little smaller. Instead, the living room and kitchen would be extended a bit longer, so the kitchen can be made somewhat larger (I find it too small).
On the other side, I have the possibility to make the carport a bit wider. I will try to achieve an interior width of 3.5 m for the carport (because of the wheelchair).
I will still ask the developer what the price difference would be if, instead of a wooden beam ceiling, a concrete ceiling with insulation, a knee wall height of maybe 30 cm, and a roof pitch of 40 degrees were implemented, so that the attic can possibly be expanded in the future (maybe after 25–30 years).
I would like to have a carport planned for two cars parked one behind the other with a tool room, but I want to do that myself or have it done elsewhere; 14,000 € that the developer wants for a single carport with tool room seems too expensive to me.

We would be very happy about your suggestions.
Thank you

So, for the parents, the plan should include a bedroom that can house a 3-meter closet. I already like the wardrobe with a parking space for the wheelchair.

The planning is now almost as bad as the previous one was . The maneuvering space in the corridors is now only sufficient with a folding wheelchair. For an attic conversion, the floor plan does not allow for a staircase location, and "in 25-30 years" one is more likely to change the house.

I also plan that for the attic conversion the guest WC must be torn down to get a staircase in. But I still have to discuss that once with the developer.
I have to find out about a parking space for the wheelchair.
Thanks for the hints

The storage and charging space is sufficient. But I was talking about the action area. Not bumping into anything in this hallway with the electric wheelchair is a high-concentration sport, even with fully articulate hands. One might think the planner had changed.

... is a first-class nonsense idea and won't work here.

Which provider should build? Does he offer the house construction only on the foundations of the bungalow Oslo or are there other options? Do the exterior dimensions have to be those of the Oslo type or are you flexible there?
