So – have read all your posts and once again thank you very much for them. Many thoughts, hours, and erasers later, we have now created a revised draft (or rather my wife did, while I had more important things to do).
Before it was nice for us, now we have created other advantages for it that previously were more in the background. Ultimately, everything has its justification....
Building 1.5m longer / 50cm deeper; knee wall significantly lowered (instead of 180 now about 80cm), resulting in a different appearance (sobzzz) of the building, window sizes and roof pitch still require
ABSOLUTELY professional, technical, and tasteful adjustment.
Swap bedroom + master bathroom from upper floor to ground floor, guest room + guest bathroom upstairs
The large window fronts are no longer as tall and there is no extra window band anymore but now wider, direct access from the bedroom to the garden, fireplace no longer a bottleneck, SbS fits for us and additionally a small living room almost too big, since there is another one upstairs.
If an extension of the building is not approved due to the development plan, it would probably work as before with 100cm shorter on the dining/kitchen side.
Unintentionally, the mentioned "2 suites" are now basically created, namely our main apartment on the ground floor and guest area plus "living lounge lake view," office corner, TV area, and lounging area on the upper floor.
Staircase now leads directly to the gallery without detour, which will unfortunately likely lose overall airiness.
Maybe we also have to switch to a lighter plaster than anthracite; staircase from balcony to garden will be applied for
The whole thing is going back to the planner soon...we'll see. Actually, we wanted/should only implement changes to a limited extent, but relocating the rooms required more space on the ground floor and less knee wall on the upper floor. Therefore, windows different and such more...
Maybe this way a few sqm of living space can also be saved, since there is no fixed number given to us as a requirement, but the goal is "as small as possible but as large as necessary."
