Hello everyone,

so far I have addressed my topics in the thread "Vorgehen für Einfamilienhaus Neubau bei vorhandenem Grundstück."

At your request, I have now created a new thread to show you a draft floor plan.
I would be happy if you share with me what you notice. We have an appointment soon, in which we want to give our observations/change requests, etc. to the architect.

What said. Additionally: Long distances from the door to the kitchen with groceries. Why is the terrace only accessible from the kitchen? Horrible walk-in closet, very narrow bedroom.

Thanks, I find the path to the kitchen via the terrace door short. We also want an exit from the dining area. Regarding the dressing room, we had thought about simply omitting the door and the slanted piece of wall. Basically our specifications have been implemented, we like the open plan area with the large window front. Otherwise, we may be missing a few square meters overall and we lack the "special". It still looks very much like a "simple, square, small house". A covered entrance with columns, but a bay window or a recess, a dormer or something else would be initial ideas, depending on what money is left.

Sorry, based on your information I cannot assess the property.

Where can you see this information on the plan? Not even the entire property is visible on your site plan and where the access is, is unfortunately unclear. At the bottom left of the plan it also says access but apparently nearly the entire front garden is to be paved as well. I find that quite absurd and immediately I ask again about the floor area ratio?

From where do the 8m ridge height apply? As the 2m line is drawn now, you cannot place any cabinets in your dressing room at all, at least not the tall cabinets shown.

I also haven't read anything about a budget, which is not unimportant on a slope. The latter absolutely needs to be included.
And yes, the design is rather simple and the lone door into the open space strikes me as a bit bleak. But that doesn't matter at first as long as the legal requirements have not been met or are doubtful.

Overall too little information and too many contradictions for a discussion. You should not expect someone to read the previous thread in order to answer something here. That's exactly why a new thread is created, so you don't have to read 30 pages, but all information is concentrated on page 1.
