Hello everyone,

a small update on our project.

That is exactly the next step now. Offers have already been requested and we are still waiting for responses. In the meantime, we have created a DIY height profile in Excel using the Bayernatlas once again.
Of course, this is by far not as accurate as from the surveying engineer, but for the question of whether the proposed split construction method can be implemented like this, or if E+U should be favored, it is hopefully sufficient?!

The 4m clearance zones to the neighbors or street are marked in red, and in blue a "model house" with external dimensions of 12x9m to show roughly where the house can stand.

Finally, a big thank you for the constructive feedback so far, the criticism, food for thought, and the graphical implementations!

I think it's great. With this, you have important knowledge for your new build both in hand and in your mind. Now it's about determining what you really want and need and how far you can get with the development plan and the municipality. In my opinion, the previous wishes are a bit too much for your budget. Not mega much, but still a little. At the moment, no one can say where the prices are headed. Maybe I'm wrong, but I would still plan more cautiously.

Normally, you would now talk to an architect. You write that you've already gone through several rounds. With whom? A draftsman from a general contractor probably won't help you adequately. On a slope, I wouldn't settle for "assistants" (I apologize in advance for the choice of words).

Nice thing that you are dealing with your property. Thumbs up!

I see it similarly, therefore a compact one-story house with a high KS and corresponding roof.
I see some digging (see arrows), so that the area of the slab is relatively even.
Fortunately, the property is relatively large and well oriented, so you can do the garden layout yourselves later without having to set those expensive L-stones on the west edge extensively.
And a compact building, like... was her name something like Schnute or so? I can’t find her... slim, bright, central dining area, several rooms upstairs, simple floor plan. I could draw it ;)

Think about the outdoor area. Not about the plants, but where the slope can remain, flat area, or where the slope retention can contain, e.g., raised beds, etc. That can add quite a bit of cost.

Yes exactly, so far we have only had contact with the general contractor and the plans were created for us by their draftsman. We have had no contact with architects until now.
As a next step, besides the surveyor, we have also requested a geotechnical report.


Single-story with high KS = 1.5 stories or how should one imagine that?
Tendentially, we would also like a 1.5-story house better than ground floor + upper floor. Therefore, we are open to any of your tips and suggestions ;)


Thank you, very good advice! Especially relevant in the southern part of the plot, where the slope then gets steeper. We had thought of "terraces".

Now I "have to" add my two cents as well. (I've only read the first post. So repetition is definitely possible...)


One whole year wasted, if I look at the "maze" with 3 rabbit hutches.

And what do the two little pictures have to do with your "floor plan"? 2 x dream, 1 x harsh reality, which can and must still be corrected.
Please let professionals do the work. If you had done that right away, the groundbreaking would probably have taken place already (long ago) and the construction would have been significantly cheaper.
