Hello everyone,

we will build a terraced end house together with a GÜ ourselves and, of course, have already planned the floor plans and given it some thought.

The plot measures 10 x 21m, and as it is currently planned, the maximum available space has been utilized so that we still have enough room in the garden.

On the ground floor, the staircase will be closed off at the bottom and will then serve as additional storage space for drinks or cleaning supplies. The house connections will also go into the cloakroom – my wife wanted a separate room for this so that shoes and jackets are not always lying around unattractively in the hallway.

From November on, there will be four of us, so we have decided to all live together on one floor (upper floor) with two very small children, because that is simply more practical. A requirement for our master bedroom was the possibility to place a 3m wide wardrobe. However, we are still not completely satisfied with the floor plan on the upper floor – but we can’t think of any alternatives. The bathroom should remain the same size.

In the attic, there will be a guest room, which will rather be a playroom for the children and me )) A large dormer will be added there as well. Later on, one of the older children could move up there, and the two children's rooms on the upper floor will be combined into one large room. We both need the study, so it is designed somewhat larger.

We have deliberately moved the technology into the attic, since we are building without a basement and it would then have had to go into the ground floor. That would greatly reduce the space there. In addition, we will use the space for the washing machine and dryer as well as additional storage.

Furthermore, as additional storage space, we will have a converted loft with a height of 1.36m.

Looks good, there is nothing to complain about, only you will eventually miss the basement.

Thanks first of all.

The thing with the basement may be true – we actually wanted a basement. However, it would have cost us at least €80,000 – and since we would have used it only as storage space, that would have been an expensive affair. Therefore, we preferred to invest the money in the equipment.

There is little to no storage space for strollers, car seats, clothing, etc. at the entrance. Have you thought about how much fits into the small room? We don’t have much space there either, but clearly more, and still try to keep as much stuff as possible out of the house, outside instead (car, extension).

Widen the foyer in one spot towards the kitchen for a small wardrobe in the hallway? Otherwise, you ALWAYS have to go into the adjoining room for coats/shoes.

Noise comes directly through the staircase in the living room from upstairs and vice versa: TV, cooking, clearing dishes, music. All doors upstairs would always have to be closed to somewhat reduce this – that could become very annoying over time.

Washing machine/dryer go into Technik? Consider whether you can stack them in the bathroom, e.g. between the rotated bathtub and shower. Pay attention to soundproofing at the toilet/sink next to the bedroom, but also possibly at the downpipes towards the stairwell.

I like the attic with office and guest room as a separate quiet area. You could also put the bedroom upstairs and relax the situation on the upper floor a bit.

Regarding storage space for stroller/car seat, the idea is to make the door to the left before the kitchen a second entrance, as directly behind it will be either a garage or large garden shed. The stroller can then go there.

The door from the foyer to the living room will likely be a sliding door, so that a small wardrobe can fit on the left.

How else should the noise issue be resolved? Possibly with a door?

The washing machine and dryer are deliberately planned for the utility room, as ironing will also be done there and the already not very large bathroom would lose space otherwise.

I already wrote a bit about the bedroom in the attic in the initial post.

Regarding the staircase in the living area and the noises: An alternative is to place the staircase in the hallway area. This is difficult given the width of the house but doable. Overall, however, a usable floor plan. I would probably also use the attic more, i.e. put the bedroom upstairs. For that, you can make the children's rooms a bit larger and the current bedroom will be used as a guest/playroom. The cardinal direction would still be very interesting on the floor plans.
