Floor plan, living area too narrow, ideas / suggestions

you are actually right about the hallway upstairs, and we hadn’t really noticed anything negative about it until now, but when you see your floor plan, you can definitely tell that it can be optimized. You always get conflicting opinions about the utility room. Some say 5m² is enough, others would count on at least 12m². In the end, it only contains the washing machine and dryer (stacked), the heating system and ventilation (both mounted on the wall), and of course the hot water tank. What do you have in there?

Thanks for the floor plans, especially the basement really looks great :-)

Oh, then I will also include our floor plans. Although we have one more room upstairs. But the number of rooms is basically the same.
Downstairs, however, it is a bit more spacious (kitchen, dining, living).

We have also planned storage space there. We have over 12 sqm and my husband is still worried he won't be able to fit everything in there. We simply don't have a basement.

We once viewed a house that had a 5 sqm utility room and also no basement. The drink crates then had to stand under the stairs due to lack of space. Not really nice ...

So, we have already complained to the architect that the dressing room is too big compared to the other rooms. Do you really think the two children's rooms are too small? At the moment, we don't have any children yet, maybe that's why we saved a bit there :-)

The bathroom really gave us a headache. On the one hand, we wanted a bathroom that can be accessed directly from the bedroom through the dressing room. If you only have one door inside and the kids come, then you have one bathroom too few upstairs. And two bathrooms upstairs is quite a luxury, although we already had that possibility in mind.

Our children's rooms are not bigger either, admittedly, but if I had needed one room less, they would have been 14 - 15 sqm in size. I only need the bedroom for sleeping - the children play, chill, listen to music, do homework in their rooms. OK, what exactly do you expect from the possibility to enter the bathroom through the dressing room instead of via the hallway? A bathroom en suite would be more suitable for a luxury villa where you would be afraid to meet the staff in the hallway ;) The hallway is not that big anyway, is it? But I am also not a fan of dressing rooms and extra children's bathrooms... :rolleyes: They just waste space. And the clothes collect dust in the dressing room if you don't have closed cabinets in it.

Here I am standing in the entrance, the wall comes right at the right edge of the picture. The dryer is located directly opposite the water tanks, and the door opens exactly that way. Maybe to give an impression.

On the plans it looks like we could place the washing machine and dryer right against the outside wall, but that is not the case because gas pipes have been installed there.
