Yes, we are already sure that we want to build. There is nothing to be found on the internet portals or only plots of land that are not really interesting. However, I will ask the municipality today whom I have to contact.

Whether these will become more expensive or cheaper is unforeseeable. I basically do not believe that many things will become cheaper. Therefore, I also do not think that prices in "new" residential areas will fall in the next few years, regardless of the location in Germany.

Ok, owning your own plot is always better, that has already been noted. We often have "Luxhaus" here, which then offers the plot, but of course it can only be built with a Luxhaus...

Can you give me a statement on how it looks financially with our conditions?

We have also contacted the consulting company Dr. Klein. Does anyone have experience with this? Is that ok?

We have had positive experiences with it. The advantage is that you get offers from many banks at a glance. In the end, we even ended up at the local Sparkasse through it. If available, I would also independently inquire directly at the local house bank, regardless of Dr. Klein.

If you buy a plot of land from the municipality in a new development area, it should be fully developed, right, or do appraisals or similar still need to be carried out?

The question would first be whether it even has to be a developer or rather a construction management (GÜ) or general contractor plus planner (GU + Planer) or even a freelance architect with individual contracting of the trades.

I thought until now that an architect would be significantly more expensive? And then the warranty claims would be relatively difficult, right?

In advance: with all contracting parties there are good and bad ones, and a bit of luck during construction is probably always involved.

A developer sells you a piece of a house (which is only delivered at the end)
A general contractor builds a piece of a house for you
A main contractor builds a piece of a house for you that you have planned with a designer
An architect designs a house for you and can, for example, be combined with the general contractor, or also with individual contracts for craftsmen.

Architects will generally respond better to your wishes and, unlike a main contractor or even a developer, rather have you at the center (no guarantee) and will in case of doubt rather stand up for you, since they usually do not maintain such close partnerships with other parties involved in the construction.
Of course, they want to be paid for that. In other words: besides you, he certainly also has himself in mind :D

What is right for you depends on many factors, including the property, individual wishes, the willingness to engage with the subject matter, and certainly also the wallet / risk aversion.

But for all types applies: whoever wants it too cheap will suffer the same fate as Opel.
