A good architect is, in my opinion, first of all a good listener – and has no ambitions to become the Manolo among house designers (and thus be hyped in the scene).

Why do you know so much about roofs?

Always amazing how there is a 20-page discussion in the forum about an amateur draft.

If I have a budget of 750k, I don’t plan myself but have a professional do it. The worst thing here is that the OP is so stuck on their floor plan that they are "blind to their own mistakes." If you want to build like that, even a hack builder would suffice.
I see the danger that if the OP gets a capable architect, a rude awakening will follow. Because the professional listens to the room requirements and then plans accordingly. Of course, in coordination with the client, but usually the result is something different than what was originally planned.

I can report from my own experience here. We also wanted to adapt a prefabricated house manufacturer’s plan to our plot. After the brother (an architect) of a colleague looked at it, we realized our plan was nonsense. We then went to 3 architects and defined our spatial needs. Three completely different house types resulted. We stuck with the architect who, in our opinion, best met the spatial layout.
Originally, we wanted to build 2 full floors with a gable roof. It ended up being a flat-roof house.

Again about the budget: 750k including interior fittings are mentioned here. What should one understand by interior fittings?

You planned just under 340 sqm of floor space plus 34 sqm garage. I think the budget will be tight there.
We have 288 sqm of floor space and a 55 sqm garage. We are currently at just under 700k for the house alone, without land and interior fittings like furniture, kitchen, etc. The garden is, by the way, not included yet either.
And it should be noted that we have provided a lot of work ourselves, complete flat roof sealing, sheet metal work, basement sealing, parts of electrical and flooring.

The shell construction, plastering, and painting work was done by relatives, respectively uncles. We also got completely different prices here than a normal customer.

As you can see, your budget sounds like a lot, but it isn’t for a house of your size.

I think you didn't realize that the OP is just gathering ideas before going to the architect. He knows, I think, that the architect will do everything differently.

Here’s another idea:

Even if it’s awkward - another variant with Aqua as a room divider:

You find it amazing, I find it EXTREMELY helpful! In these 20 pages I have learned a lot and I also see some things very differently now. (Except for such heretical ideas like building without a basement ) In the meantime I can give the architect a much better spatial requirement. When I look at my original floor plan now, I mostly think: what a mess...

That’s the plan as well. I think Kaho674 was the only one who realized that I like planning and “playing around” and just want to get many ideas. Thanks to her, I now have the perfect parent wing in the upper floor for me. A professional architect will 99% probably not be able to present me with a better solution. Thanks Katja
As soon as the architect’s draft is ready, I will post it immediately and then we get down to business...

I’m very aware of that by now. I just have to somehow make my wife understand it

That’s also what we plan to do... How exactly did that go? Regarding payment? From what an architect I spoke to explained, about €7000 are due for that (service phases 1-3)?! Or is that already the exact draft and you only need service phase 1, for first rough drafts?

We scheduled appointments with 3 architects and had the site plan as well as the development plan with us during the meetings.
In the conversation, we communicated which rooms we wanted on which floor, which type of staircase, separate parents' area, covered terrace, double garage, etc. And of course, the architects asked a lot of questions themselves.
It was important to us in these meetings to get to know the people themselves as well, because the chemistry had to be right.

None of the 3 wanted a fee. The elaborations were totally different, 2 provided rough planning including views etc., and one created a hand sketch of the basement, ground floor, and upper floor. We ended up going with that one and it developed gradually.

We then proceeded with the architect up to work phase 5. He only took over and supervised the tendering for earthworks and the shell construction.
I awarded the rest myself. It was quite a lot of work, but since most trades came from family or known craftsmen of my father, it worked out. Basically, I always obtained 3 offers per trade.

Coordination, etc., was carried out jointly by my father and me.
