How about something a bit more ( ) classic, access from the north and the aquarium to be operated from the utility room (at the top of the plan is south)?:



The upper floor is still variable - small dressing room, large bathroom or like it’s reversed here now. With balcony or without - you can still fiddle around with that a bit.

Wow, thank you very much for the draft!

What I really like:
The position of the staircase. Especially the "view" when walking down onto the dining room. The hallway is also an ideal size. I think it's great! The pantry is also great in terms of location and size. The idea of the aquarium in the wall and behind it in the utility room is simply awesome!

What I don’t like:
The entrance somehow doesn’t work at all. It feels very small and cramped. With 2 kids, I need a large wardrobe. In the current apartment, we have a very small entrance and it annoys me every day... I don’t like the position of the ground-floor toilet. When I have to go to the bathroom from the sofa, I feel like I’m leaving the house. And I even have to go through the dirty entrance to do that... The orientation in the TV room towards the TV is also not optimal. I don’t want to look at the TV at an angle. That gives me headaches. Upstairs, the rooms would have to be mirrored somehow (I know, it’s difficult because of the stairs): I absolutely want to face east in the morning.

The entrance is wide enough for strollers, tricycles, and the like. Large wardrobe is just around the corner

How long do you stay in bed in the morning to enjoy the view?
