I requested a €250k financing from my savings bank 5 years ago. No problem at all, unfortunately an additional €300k completely out of touch with reality

Is there already a plot of land that you specifically want to buy? If you are serious, maybe you should buy the land now, make sure to pay it off quickly, and then use it as equity? Otherwise, the only option is to save, save, save. The building savings contract could provide additional equity. The existing 20k€ will be largely used up for the incidental purchase costs, and it will only be enough if no real estate agent is involved and the property transfer tax does not apply to the entire project. The small remainder will then go towards a modest kitchen and a few new lamps...

The problem with building a house is usually not the income of the builder, but more the meager income of the partner. (Which often is also related to children and then part-time work and is not meant negatively) Unfortunately, even a very good salary is not enough to handle something like that alone. For that, it has to be lower/middle management with 120k+

But that is somewhat exaggerated. Of course, financing should not be too tight, but depending on the region, you don't have to earn twice the median salary. Simple and solid houses (with suitable land) could certainly be financed with lower incomes, but then the overall house would just be smaller. As always, it is somewhat a question of what one wants and needs. For example: We had an offer from a construction company (in the initial consultation last year, by now we would want a completely different house), where we had an 80k plot with a total price of 370k, including all additional construction costs. It was a city villa, 150 sqm, number of windows well above standard, better bricks, windows, etc., and electric shutters everywhere. What was still missing were the DIY tasks like painting, floor coverings, carport, and terrace/garden. Some surely build with a better standard and significantly higher salaries and therefore partly larger budgets here, but in my opinion, the statement is not always generally true.
