So I wouldn’t close my eyes to the money issue. 400K for the requirements is MASSIVELY too little. You probably have to start with the basement, it should be abolished and then you should think about compensatory areas, so where things can be stored (use the attic completely for it). Where is the money supposed to come from for the expansion of the basement and attic? You’re not just talking about one mark fifty... You will have to save even more than enough for outdoor facilities... And expanding the two floors while living inside does not seem fun to me I would assume. Furthermore, more space must be created for important things (living-dining area, where family members will spend a lot of time), instead of endless hallway, that all costs money without visible benefit. Side entrance makes the position of the stairs (landing on the wall, that is how it is positioned in our house too, simpler) and will definitely look better visually. I also wouldn’t put too much value on the stair situation for later, you live now, what happens later and what can happen can never be fully planned for. Life will always continue to develop.

Oops, I overlooked the 12m. Yes, then downstairs there’s only room for a shower, which is probably better budget-wise anyway. Unfortunately, the second office gets cut in favor of the large bathroom. For that, only the attic remains.

I don’t see a stair problem from Maria here. Also not in your design.
Water disposal in the bathroom would be problematic if the pipes run through the living room. So it’s ideal if the bathrooms are roughly on top of each other or if the pipes run through other ancillary rooms.



I basically don’t find your design bad either – it’s just that the living room is so long and narrow. I’m afraid that makes it feel quite uncomfortable.

Hello Bortel,

a basement is a must, but it doesn’t have to have windows and doesn’t need to be finished (instead it should be connected to the controlled residential ventilation system so that the moisture can get out). The budget is not quite final at 400. There’s an extra 48 if the Baukindergeld really comes this year, and if we still can’t manage with around 450, we’ll have to see. Up to 450 we’re well within the comfort zone, above that it hurts, but of course we won’t sell the caravan.

: thanks again. I think if you arrange the office, bathroom and children’s bedroom upstairs as on the ground floor (where it is of course the dining room) it should work with the second office.

By the way, our current bathroom is 3.1 sqm and as I said, we live in 90 sqm.

The long living/dining/kitchen area is about 4m wide, like our current living room. We don’t find that optimal, but it’s actually not that bad. It’s always also a question of where you come from and what you’re used to.

Never, never, never accept disadvantages in a house build just because you have managed it so far! Absolutely free yourself from that! Otherwise, you could just stay living there. There will definitely be compromises with this budget and house size. But first aim for the optimum.

Yep. But only a mini office of about 6.8m².

I agree. You really spend a lot of money, so you should really try to get the best out of it not just do it the way it has worked so far, but think outside the box and see if it can be done better.
