Plus land and ancillary building costs or are these included in the 400000 or 450000?

I like Kaho's floor plans better. Although yours are also quite okay.

No guest bathroom??? For 6 people??? Even without guests, I wouldn’t want to do without a third toilet... just wait until one of you has diarrhea. Or both bathrooms are occupied, the lady of the house is bathing upstairs, you’re showering downstairs, and you urgently need a longer session – good luck!

And please don’t argue: we have it like this now, and it WORKS! You’re building, and it should be better than just “it works.” People used to wash in the kitchen, even with 7 children, and that worked too. Just so you know. You’re spending a lot of money, so living in your house should be leagues better than in a 90 sqm apartment.

We got a shed dormer; for the landing stairs, more house width would have been necessary. But that’s not possible for you, right...?

The thing with the subsequent extension... I don’t know.

The plasterer and screed layer strongly advised against it because of all the dirt. We then skipped screed in the attic because otherwise, underfloor heating would have been necessary right away. But we had the plaster done immediately, because such a small area would probably be quite unattractive to get a company to come at some point. Any necessary insulation between the rafters can’t be pushed in either, and then, so that the heat doesn’t hit through the pure concrete ceiling and the dust is better contained, we also laid some Styrofoam and OSB on the floor. The basement, on the other hand, is already completely finished, and I’m really glad about that—no idea if in 5 years I’d really feel like doing that work; for now, I want to have peace from such construction topics.

Yeah yeah, that would be nice, but I see the MONEY problem much more than any other. 3 stairs still have to be paid for... somewhere you just have to cut back.

Possibly smaller floor area and use the roof or paint the basement. Since the property is flat, the earthworks and disposal are quite costly

still a lively participation. I think that’s great!

: Thanks for the little update.

: the 400-450 is purely for the house. The plot is already paid for.

: in our textual regulations it says: "Roof structures, cross gables and roof overhangs (eaves and verge overhangs) are not permitted. Exceptions are installations for solar energy use." I think that rules out the shed dormer. Underfloor heating in the attic is already planned. What I am not sure about yet is whether the intermediate ceiling between the first floor and the attic must also be concrete or if a wooden ceiling would be enough. Insulation should be done all around, including the basement and attic. As for the basement, I see it more as never being developed. It’s just for laundry, storage, technical equipment, workshop and household utility room. So I don’t really need it to look nice. As I said, it also doesn’t have windows.

: the plot needs to be filled up by 1.2 m. Therefore, the excavation of the basement is exactly right to make the leveling adjustment. So we definitely don’t have to transport anything away, rather we will probably need to bring in more soil.
