One more sunny variant with more space in the kitchen/dining area and quiet in the living area.



I’ll skip the windows out of laziness, no landing on the stairs.

With the last floor plan, there are reasonably large rooms. However, the kitchen is very far from the garden and terrace.

I do think that a smaller floor area and living on 3 floors is more economical. You just have to be careful that it doesn’t look like a tower.

A nice master area under the roof also offers retreat possibilities when the children are older. No one in the living room next door, no noise from above.

If the house should be divided later, for example, the living room can be separated. Two people do not need such a large open-plan room.

Then splitting will be even more difficult and having 2 unused floors in old age would be quite harsh. Basically, on the ground floor only the office could be left out. If the division is meant to continue working, the bedroom and shower bathroom are needed. Also, the living rooms must not become smaller since there are 6 people running around there. No, sorry - I don’t see any smaller floor area there.

Traffic is usually lighter at night. Depending on how the settlement is designed, the garden can be noisier in the evenings during the warmer seasons.

Four floors are planned. Why only occupy two?

It is repeatedly advised not to make compromises now for possibly later. A huge living and dining room is needed now. Also, a correspondingly large kitchen. For two people, that will be completely oversized later. Why not separate a part of it? Just a thought.

Kaho, you have shown some good floor plans that meet the needs. Small, delicate, not bulky does not work with this size. Regardless of whether the living space is distributed over two or three floors. With six people, building small really doesn't work.

Ultimately, the OP has to decide what his square peg in a round hole (wishes-money-zoning plan-need) looks like.

I am curious to see how the project continues.

With 2 children I totally agree with you – but not with 4. The likelihood that at least one of them will move back home is high.

Yes, I also think that is a good idea. That should be considered again. So downstairs only living, cooking / eating + guest shower toilet, 1st floor + 2nd floor the rest. Later the elderly will live downstairs while a part of the former living area must function as a bedroom and the grandchildren’s family the 1st + 2nd floors.
