It also depends on the size. In this case, the open space is larger than some apartments for 2-3 people. There's still room for kitchen, dining, living. Without the folding table having to be moved to the bed for eating.

Or you sell the house later. The location is really good. [Schwiegereltern] have 3 children, none live in the house. They don't want to rent it out despite its divisibility. They want to have their peace.

Is there a double sink in the upstairs bathroom? I find a regular one too small for 4 people who almost get ready at the same time in the morning.

A converted attic would of course be the solution to all space problems. Just roughly indicated with 9.6x10.5. Whoever really dives into it can certainly minimize the floor area even more without loss of quality of life:



This is only for brainstorming. The drainage of the Kibas is completely questionable. I just don’t know if that would ultimately be cheaper. I think it would have to shrink significantly for that. Enclosed space vs. converted m² – I see a bleak outlook compared to the 12m variant without attic conversion.

A possible option in the attic is also a granny flat. Up to 50sqm is allowed and there are many sloping ceilings. It could certainly be rented out well in the first few years.

The way you have planned your living room, it will not be a "relaxation zone". You have four children who are still small at the moment and certainly won't walk alone to the fridge in the evening. When the children get older, one of them will constantly come into the kitchen in the evening (over the course of the evening, certainly each child three times) and walk through your living area... lights on, door left open, etc., you can forget about dozing on the sofa then. I would at least plan my living area so that I have some peace in the evening and not design a walk-through room where in the evening my children’s friends also walk to the kitchen. How do you actually want to watch TV, standing in front of the television?

Hi Sabine,

As I said, TV is not that important to us, but of course you’re right that a “quiet” living room would have its advantages. The kitchen facing the garden has a higher priority for us. When and how the children run into the kitchen remains to be seen.
With the current floor plan, the sofas can also be pushed side by side in front of the TV and pulled out perfectly. Then you have a huge lounging area where more than 6 people could fit.
Apart from that, I have updated the side views.
