Stop or pause house construction? Costs too high

Crazy, when I think that the year before last I paid around 6.5k for the architect’s service for our house for performance phases 1-4? And we have relatively little standard. There were many appointments... I still wouldn’t recommend him because he messed up a few things....

You’re talking about a gable roof and 'standard', despite massive price increases a price of 2200-2400€/m2 gross floor area should easily be achievable at a size of just under 200m2.
That’s 440k for a standard hut. 40k additional costs and another 100k for equipment and the landscape gardener afterwards.
That’s almost three quarters of a million including the plot. You can expect something for that.
Why don’t you just contract the trades yourselves? Saves a lot of stress and you know who to turn to.
You also save money.

If you want, I can name you at least 3 top-notch companies for each individual trade in the gross floor area. But you have to accept the help.

Unfortunately, we have no clue about that. Both of us are from the IT industry.
It’s about a lot of money, I can imagine how often we get ripped off there.
For example, in the Hausbauhelden video, a lot is said like Watch out, you have to pay attention here and there, this and that is not included in the price, etc.
If you don’t know that, it’s hard to ask about it and pay attention to something.

We don’t want to cause a stir with it yet, first we want to talk to the architect. If it was a misunderstanding, then everything stays the same.
Why should we already start making inquiries ourselves, creating work for people, if the previous matters are still unresolved.

Please do not argue. At first, I thought the post was a joke, but after some confirmed the seriousness of ypg, there were no more doubts. I have gratefully received your offer. We really appreciate your willingness to help. The only reason we hesitate with the email is that the situation is not yet clarified; we have not spoken with the architect yet. It would be unfair to pass on his documents without his consent (as he explicitly points out that they may not be shared with third parties). We have not paid anything as of today. So the documents do not belong to us yet. So please do not take it as a rejection. It has nothing to do with you, nor with the criminal email address :D:D:D:D

However, this mainly concerns the topic of building with a general contractor or general service contractor. Prefabricated house manufacturers count as GUs. With them, you usually sign a construction contract with a fixed price. The contract includes a construction description, and anything not listed there costs extra.
It is different when building with architects. The architect provides you with a cost estimate (not a fixed price) and a tender for the individual trades. In the end, the client decides and commissions the craftsmen. Since you (or the architect) create the tender, everything you want should always be included. The architect should also know what absolutely must be included in the tender. The disadvantage is that the actual price of the house gradually forms, and the architect should avoid estimating too low at the beginning.
