Are you a classic client of an independent architect, or did you only give a formally "independent" planning assignment to what is basically just an external "draftsman" of the prefabricated house provider?1. The architect should have noticed that. We sat together and talked about the plinth height. After we discussed it afterwards, he said it would be fine. We should just let the approval process run. But I don’t like that. I would have liked the construction project to be legally properly regulated.
Some providers work (for reasons broadly related to professional ethics) with external architects, whom they use like draftsmen and exploitively overwhelm with piecework. They are basically permanently on the verge of a nervous breakdown. However, if he is not "chartered" by the prefabricated house manufacturer, but you pay him according to HOAI, then communicate appropriately, if necessary by registered mail (or terminate the contract with him—but you should then discuss this with your lawyer rather than in and with a forum).2. Communication with our architect is very tedious and wears on our nerves. When you reach him by phone, you are continuously postponed to another day, on which you are then postponed again. Promised callbacks don’t happen. Emails remain unanswered. I have repeatedly suggested coming to the office, for example to discuss the issue with the plinth height. Instead, only a short phone call again, without discussing anything properly. This has already happened with several other points regarding the planning.
