New building shell construction selection: Choose a company or architects?

Your project is doomed to fail with your approach, but since I’m not the first to say this, it seems like you don’t want to hear it anyway. Hire an architect for all phases of work, then at least you’ll get a plan on which basis you can hire your Polish workers (unless you end up with an architect who actually wanted to become an animal trainer). You also can’t just start building on a whim, but first need a building permit, which only an architect can create for you. Finding and hiring craftsmen on your own is also doomed to fail in the current market situation, and if you do find someone, it will be so overpriced that in the end you don’t save money, but end up paying extra.

The goal is to get a first impression. The architects also have the opportunity to present their added value in a preliminary discussion. The cost estimates and preliminary discussions then serve to choose a contractor and their team or an architect. The architect or structural engineer of the construction company can also prepare the building application. Ultimately, I have created a floor plan that only needs to be adapted to the requirements. For the work after the shell construction, an architect can also be called in. However, I do not know why an architect should be best here when a construction technician or civil engineer generally understands more about the technical aspects.

Don't talk nonsense about getting an impression. You want information and rough prices, preferably on paper. There are no architects or craftsmen in NRW who have time to sit down with you for free. They are all fully booked.

So you again. Your tone is really out of line. And I have already told you once that there is nothing offensive about obtaining preliminary information. Don't play the moralist here when someone is asking for tips. By the way, you are off-topic again. It's not about whether to call for tenders but how. If you have a problem with that, then do your thing the way you think is right, but don't dismiss everything else as nonsense just because you may not see a way in it. So again, the question is how and not whether initial offers are obtained. Besides, the architects and construction companies are professional enough to decide whether to "waste" time with me or not. So just drop the subject. Architects and construction companies will respond ... some will not. After all, you have to somehow get in touch and see if it could be a fit.

Oh, so architects also swim in streams of gold? Obviously, no one out there wants to struggle for contracts anymore, but only to catch all the easy customers. Well, I’d like to see that.
