Stop or pause house construction? Costs too high

We share this opinion as well.
We simply encounter no motivation from the architects and general contractors we have visited.
They either do not want to budge or quite the opposite; they are very busy.
Therefore, such prices are estimated so that no new customers come in.
That creates such an impression.

At the beginning of last week, we sent out 6 or 7 emails. We wanted an initial meeting and wrote that we have a plot of land and already have an idea of what we want.
Only one responded we will get in touch with you
Nothing more happened.

That is why we do not want to completely get rid of the architect yet, because there is no alternative.
Of course, we cannot build at the price that is estimated.
They are currently dithering to buy time.

Ok, very concrete example. Two years ago, for a similarly sized solid construction as planned here, I would have had 12k€ additional costs adjusted for subsidies compared to KfW55. I have no photovoltaic system and therefore pay the full electricity price for heating costs. The variable heating costs in the first year are 680 euros; with KfW40 I would have saved at most 200 euros of that. With photovoltaic, I would have saved even less since the heating costs are cheaper from the start.

So I would need 60 years without interest, etc., for the KfW40 to pay off. Even with a tripling of heating costs, it would still be a bad deal.

As I said, I think KfW40 is great, but it is purely a luxury expense. And in the case of solid construction, it also takes forever for the CO2 effort for additional building materials to be saved again. With timber construction, it might look better.

I also like to do that, but unfortunately, it doesn't seem to be a good idea.

It won't work without making calls.
The best way is through friends, acquaintances, or recommendations in construction areas.
Just ask around there who built with web and then call them.

It even started with phone calls back then.
On the phone, you can only say that you want an appointment.
It was always said over and over again, "Please send us an email with your information."

Is it normal to have to beg for a house build?
We wanted more of a partner who motivates our project and wants to implement it with joy.
Constantly chasing after and calling, "Please finally do something"?
We will not do that. Not because pride doesn’t allow it, but because it feels disgusting.

Can you break that down?
Or did you perhaps include a photovoltaic system?
And have you noticed that the subsidy rates have changed?

Please take another look at my calculation further up.


Even if that's the case, you could have saved 3 or 4m² yourself then. ;)

At least it is very far from the savings potential that is needed here.

Yes, currently it is like that. Begging for an appointment, begging for the processing of the building permit, begging for an offer, following up, following up, following up. If this is not for you, you need luck or buy an existing property.
