The begging for the plot was missing here because it came from the family. In that respect, the bitter shock is only coming now. Nevertheless, I see good hope that with some effort in conversation a significantly cheaper way can be found. Just don't give up prematurely. And definitely don't sound demanding or like you have special requests. Keyword kfw40 :) Many local small solid builders don't necessarily like that. They prefer to take care of the "everything standard without big special bells and whistles" request. That can be processed more efficiently following a set pattern.

Local house building fairs are a paradise for small house building companies, and not to start with KfW40, the small ones secure their orders for the next 2 years and recover from canceled orders. Let them show you floor plans for 6 or 7 people and don't set a lock that no one wants/can build.

Ok, I was wrong about you and your expectation seems quite realistic to me. Look for companies, something should definitely be found within that budget. Also no big deal in solid construction. We achieve that monolithically with 40er Ytong blocks. We also once reduced 40+ to 55 during the whole process because I had the impression you could save a lot. But since we always planned with photovoltaics, we asked shortly before signing what the surcharge would be and apparently it’s enough to add extra Styrofoam for a few euros. It might look different with a basement or with bricks. But solid = low efficiency class is not true.

Couldn't this backfire?
KfW55 requested, everything planned out, and then please KfW40+ after all.

We chose KfW40+ because the future is completely unknown.
Currently, electricity and gas prices have risen extremely. And this will not stop. This confirms that KfW40+ is the right direction.
We prefer to pay a bit more now in order to have lower fixed costs later that are easier to plan.
Of course, this increases the loan amount, but insignificantly compared to the whole.

Otherwise, model home visits also help. That's how we started and received our first floor plan :cool:
