In the past few months, we have already "designed" our house with the desired room layout etc. using various programs and discussed these plans (including 3D views) with the responsible building authority and, after a long back and forth, also reached an informal agreement regarding exemption applications.

Now we still need an experienced architect to give the plans the finishing touch, to bring in good detailed suggestions, and to submit the building application with us (performance phases 1 to 4) (optional including construction supervision up to performance phase 8).
Hiring an experienced architect to "just finesse" a layperson’s draft would be "casting pearls before swine" in its highest perfection.
We have now contacted some architects, held some talks, and are somewhat shocked by the offers so far, since everyone only wants to bill according to HOAI and intends to charge us about €25,000 to €38,000 net for performance phases 1-4. All performance phases up to 8 come to about €100,000 (net)…
Not only according to HOAI is the work no easier at all for the architect when the client comes with an "almost finished" draft – even if preliminary talks with the building authority have already taken place. Starting from zero or a blank sheet, the architect’s work is much easier than just "doing the finishing touch" from a (supposedly) semifinal stage.
