Hmm ... in summer, however, the evening sun comes more from the direction where you then have no windows in the living room, and in winter the west sun is gone before work is finished. What also surprises me is the suggested sofa position. Kitchens almost 5 m wide typically call for a real kitchen island and not a peninsula. Otherwise, the kitchen is for big traffic areas. Here's an example from a kitchen planning that immediately came to my mind. Including utility room next to the kitchen ... given the position of your stairs, I would probably prefer the access there as well, since the stairs are supposed to come down in the kitchen. ------------------ Is the garage actually supposed to have a walkable roof? ----------------- Master bedroom ... I don’t think the bed position with the headboard next to the passageway is good. ----------------- Children's room ... super large floor-to-ceiling windows like that should be seriously reconsidered, they limit the ability to furnish. Children also become teenagers, so always check the furniture layout, including the popular teenager bed size of 140 cm width.

I will cautiously rephrase "inefficient" as generous. But you are right. We do not need more rooms on the ground floor. Sure, the house could be shortened by 1 m so that it becomes 10 x 10 m. During the week I am quite busy, but I will try a half-landing staircase.

Regarding the projection also on the upper floor: It might become structurally quite complicated if the corner glazing is to remain, right? Whether this is a "storage room" or not, I also see more as a matter of taste. Since we are only here to sleep and the laundry is stored in the walk-in closet, there is not much more than a bed and two nightstands in the bedroom.

The house was never aimed at wild cubism; I prefer energy efficiency and still realistic acquisition costs. I just like clean lines.



I have attached a screenshot of the sun’s path at 8:00 p.m. in midsummer. It clearly shows that we still get sunlight in the living room. Regarding the sofa position: Because with the back to the window?

Walkable roof depends on the costs involved and whether it is permitted. Of course, this would be a nice breakfast spot in summer. However, I could also do without it.

Beds in the children’s room or room 2 are all drawn at 1.40 m. If I made the window a bit narrower, what could be changed in the positioning? Currently, only one child is planned.

No, that’s not "cautious," that’s blatantly talking nonsense. It would be "generous" if the surface created a sense of spaciousness. But it doesn’t here; it evaporates the moment you pay.


"Emphasized horizontally" would be more accurate than "clear" in my opinion.


A pure parking spot for tired bodies might suffice, if you have the gift to fall into a Sleeping Beauty sleep on command.


I usually postpone going into detail about structural engineering to somewhat more advanced design phases. It is solvable, and every client has a different hobbyhorse to which they attribute importance for the exterior of their house.

Fortunately, we have that gift.

That this ledge has not only a practical use we don't have to discuss. Here everyone, as you say, has their own preference. Let's see where the price goes if one extends it a bit further. I find that hard to assess. I have already asked about the implementation in another thread. The expensive part is probably the thermal break. Whether I add another meter to it and how that affects the cost financially might be explained by an expert or someone with experience.

I already said that: about 20 sqm can quietly be removed there. Approximately 3/4 to living-dining-kitchen and 1/4 to the hallway, roughly estimated.

I am getting back to you with a new idea and would like to hear your feedback on it. The house is now smaller and the ground floor has been recessed into an L-shape. I have moved the staircase to the other wall panel and shortened it to 15 steps. The clear floor height would thus only be 2.50 m.

However, I like the upper floor here much better, as the rooms could be better divided -> larger bedroom with a large walk-in closet, which is supplied with natural light -> appropriate size of the children's rooms -> smaller, cozier bathroom



Where do you see room for improvement or changes here?
