No one is questioning your interior design, but according to your explanations, it is not clear where the project is supposed to go. So the house reads to me like a conventional city villa without a roof or a cubic Bauhaus with symmetrical windows? Since the framework should match the content, it is difficult to give advice here. Especially since your questions are not answered. Without a site plan, for example, I won't make a pencil sketch.
I don't want to believe that. Then it is rather a developer or general contractor - an architect probably cannot accommodate 200 clients according to HOAI.
To me, this is actually too black and white. I wouldn't know, if I browse through all the floor plan discussions here, that only 125 sqm standard or 200-plus individually planned spaces are done.
I only wanted to explain that I am aware that a small house with a small staircase is the more sensible option. It was not supposed to be pub talk. Not black and white. Just to keep it a bit shorter ))
From the outside, it is meant to be a classic villa with symmetrical narrow long windows. Classically rounded off. We love the Berlin old building charm. As I said, it was initially just planning to present something to the bank first. We will do the rest soon. Then I will post the plan properly.
