Oh dear, that sounds like the rude awakening is still to come. The 2k savings from Deine Polentreppe won't save you then, I'm afraid. But let's see. The house isn't that big. Is there actually any indication here anywhere about the property or site plan?

You think so? I think 280k just for the house is already quite a lot, then there's still the architect, garage, garden, etc.

Yes, yes, it can work. But for that, we still know far too little about your house. The bad part is, you don’t either. But it will be fine.

Where should it stand? What is the ground like? Is there a slope? What utilities are connected? What heating do you want, which is affordable for you?, energy saving regulation, windows, security, floors, walls, fireplace, sanitary... the list is long. The only thing I know so far is a moderately sized house with an expensive flat roof and a Polish lattice staircase.

Not that I need to know all of that, but you have to know it for your financial plan. Therefore – first comes the needs plan (rooms, area, wishes), then the design, with a rough budget specified. Then you look at how to stick to the budget. Then you plan the details and only then can you eventually talk to the bank. At least that’s how I know it.

For 280k just the house, about 150 m² without garage etc., could already work with Polish companies. Standard equipment, no big gimmicks.

Otherwise, it will be significantly more.

No one is questioning your interior design, but according to your explanations, it is not clear where the journey is supposed to go. So the house, to me, reads like a conventional city villa without a roof or a cubic Bauhaus with symmetrical windows? Since the frame should match the content, it is difficult to give tips here. Especially since your questions are not answered. Without a site plan, for example, I don’t make a pencil sketch.


I don’t want to believe that. Then it is more likely a developer or general contractor – an architect probably cannot meet 200 clients according to HOAI.



To me, this is actually too black and white here. If I browse through all the floor plan discussions here, I wouldn’t say that only 125sqm is standard or that 200 plus is individually planned.

I usually enjoy reading your posts because they often contain a lot of truth, but this is now complete nonsense.
We have a straight staircase, ground floor 110 sqm and upper floor 95 sqm. We do not really have bottlenecks.
