With large multipurpose rooms, you also have to go higher than the usual 2.40 m for the ceilings so it doesn't look like a parking deck. That makes the staircase easily two steps higher again. And thus longer. And the construction more expensive. And then come the compromises.

First of all, thanks for the soothing scribble instead of the otherwise unfortunately widespread "architect from the bag 3D" visualizations. With the dimensions, you apparently forgot to include the walls, so that on the 9 x 7 m about eleven / twelve more in width and depth have to be added. That would put us in the range of around 81/84 sqm of floor space, corresponding to about 130/135 sqm of "living space" in an Anstattvilla. What can already be seen quite well even in the still imprecise plan is that the dining table – for real measurements this will apply even more – is standing pretty stupidly in the middle of the way, and that the hallway on the upper floor wastes a lot of space around the stairs. Also clearly visible is that the wishes are apparently so close to standard that it really almost forces you to choose a proven standard starting model.

Hello,

your floor plan looks like a Fingerhaus "Bravur", there are different sizes of it, you can take a look. In Bad Vilbel near Frankfurt, there is also a show house of it, but it has over 170 sqm of living space, you can't really build your floor plan much smaller. The staircase is about 4m long, 4m for the dining area, 1.50-2m in the hallway in front of the stairs, and then the corresponding wall thickness, so you are over 10m in building depth. It's the same with the house width, you have to calculate it and consider whether it suits you.

... that you only write about MUST and SHOULD. Just be open for once, then it will work. So much information is missing for any advice, where is the completed questionnaire? This is a question for the floor plan subforum?!
