It turned out to be 110 sqm, the floor plan there was not yet the final one.

I am glad about the size of the garage. I didn’t want a hut in the garden. That’s why a big garage where everything has to fit. And it’s already quite full. My kids have a big fleet of vehicles ))

Regarding the open design. We have that too. We are 2 people and have doors to the rooms upstairs. If someone is watching TV downstairs and the other person goes to bed, you can hear everything upstairs. How many times I have cursed the stairs in the living area. I am already racking my brain about how to separate the damn stairs from the living area without ending up with a tiny living area.

Finally, someone who speaks from personal experience about the downsides of an open floor plan. And you are only two people and don't even have kids!

Just take a look on Pinterest. Floor-to-ceiling bookshelf, glass wall or something like a privacy screen from floor to ceiling, comes to mind.

In our case, the stairs are hidden behind a wall, yet you could still hear a lot upstairs. Instead of a railing on the upper floor, we have a half-height bookshelf. It's worked wonders.

I lived for a year in a house with stairs in the open living area, and can also confirm that it’s rubbish.

This is nothing new. Many just don’t want to accept that it’s like this because they simply have no experience with an open staircase. My parents have a semi-detached house. The staircase in the living area is completely open from bottom to top. Upstairs there are doors, in the studio there aren’t. The upstairs is fine in terms of noise if the doors (children’s room, bedroom, bathroom) are closed. But the studio is really something else. It’s actually like when the TV is on downstairs you feel like you’re sitting downstairs on the sofa. We have also now chosen an open design. But it’s simply because the house with a basement is already so expensive for its 139.xx sqm that we didn’t have any budget left for 10-15 sqm more living space. Of course also because we like the floor plan. But we are well aware that it gets louder than with a separated staircase.
