Do you have an architect? You write about two! ... it is his job to plan a functional house design according to your ideas, which complies with the development plan. I personally also like the open concept, but like , there are only two of us. We also have an open layout with the stairs, and you can hear the TV upstairs. Your children will also grow older, do you want to regularly see visitors in the evening and be disturbed? I would personally miss the storage space. For example laundry (towels, bed linen), those have no place in my wardrobe if the seasonal clothes also have to fit there. Bags, sports gear... and yes, also folders for insurance, contracts... personal items... for the house construction we already have 4... printers? photo equipment? Where do you want to store that alongside cleaning supplies and crates of drinks, next to the washing machine and dirty laundry? The guests' bed linen also has to go somewhere. The stairs and the show kitchen consume a lot of living space. If you rotated the kitchen 90 degrees, there would be many more possibilities.

Hi. Yes, we have one and what he always advises is a straight staircase so there is plenty of space upstairs. The financing will be finalized soon and we have an appointment with him later. Many staircase websites recommend a quarter-turn staircase because of the space. Sure. But how???? Then there is less space upstairs again, or you have a wall right in front of your face. Fact. And I really have very poor spatial imagination. I want to have considered all possibilities. Regarding the noise level, I have to say that I will use special curtains, so that should not be a problem. The children's rooms have doors. We like it minimalist, we don't have much. And for the children we thought of a playroom and a bedroom, and when they no longer want to share a room, they will be separated. We don't need a retreat either, as I said, we mostly hang out together. Oh yes, we have a ceiling height of 2.75 downstairs and upstairs. We can't build a basement because the ground is too wet, it would have to be pumped out and diverted so much. Yes, we wanted to build about 180, but as I said the community does not allow nearly 100m2 of green space to be counted. Unfortunately, we only found that out after the purchase. That's why we are trying to fit our ideas, which were for 180, now into just under 155m2. We have already taken out the fireplace; it would be really great if the architect or you have an idea, maybe it can still be included. Thanks for your opinions.

Why do you make it so complicated and don’t just take a standard floor plan? There are surely many possibilities for variation. With a smaller living area, you could also find a floor plan where a small office fits in the ground floor. I have an example floor plan here... The staircase is even straight as desired

Have you ever been to a show home park? That simply helps to get an idea. Of course, it is more open and spacious if the gallery has windows on both sides. But you are not building 180 sqm + Draw a dryer, washing machine, dirty laundry collector, freezer, shelf for beverage crates, Christmas decorations, suitcases, tools, house connections, electrical box, ventilation system, gas burner, I don’t know what.

Well, honestly, that doesn’t exactly qualify him, the architect... Straight staircases are stylish, but space eaters. Take a look at the staircase overview that is pinned here. You can see how many square meters each staircase type requires. We also thought a straight staircase was very cool, but ended up with a quarter-turn staircase because otherwise the house would have had to be bigger. Otherwise, the STRAIGHT staircase would have killed two rooms upstairs, not the quarter-turn one! But since we didn't want to give up the bedroom, we adjusted the staircase. The show kitchen also eats up space again and here at the expense of a nice dining area. I personally find the table slapped onto the kitchen island suboptimal. And I am a confessed kitchen freak and shouldn't even say what kind of kitchen we will put in there. So I have the deepest understanding if someone wants something like that. But there are two of us and we will have about 160 sqm for ourselves plus a basement. You have different circumstances, namely significantly fewer sqm for twice as many people. The solution simply has to look different. Open design: a lot has already been said about that. Even if you are ALWAYS together now, when you have two teenagers, I doubt whether the kids will still find that so desirable. We have an open concept too and the staircase goes up from the living/dining area. But we have no children. Entrance area: when it’s stormy, the wind whistles through the entire ground floor every time someone opens the front door, there isn’t even a recess to slow down the wind. And two kids: you don’t seriously believe the entrance area will always be neatly tidied up, do you? From experience, shoes, bags, jackets will be tossed around all over the place. Do you want to keep an eye on that all the time? I’d be grateful for a door I could shut in front of the mess. Storage space is also important for a minimalist family and is non-existent here. The daughter will horseback ride, the son plays ice hockey. Where should all that stuff go??? The design is quite nice and fancy, but I consider it more than impractical for a normal, living family of four. Something like that only looks nice in commercials when everything is tidy and the children are clean, presentable, and of course in a good mood. Real life usually looks very different... And that’s what should be built for.

It may be a stupid question... but why should a straight staircase be more space-saving at the top than another?
